How much will it cost to have my windows cleaned?

A very common question that we can’t really answer until we see the job. Pricing depends on many variables. It basically gets down to the number of window panes and screens on a building. It will also depend on the kind of services you want, ease of access to the windows, and the condition of the windows. It is very difficult to estimate a precise price without visiting your home. We are more than happy to come to you home, discuss your requirements and provide an estimate for free. Subsequent visits do not require a quote each time, unless a change is requested to the job

How often should I get my windows cleaned?

Your home is one of your largest investments. Your business is your image and windows form part of your customer first impression. Glass maintenance on a regular basis is critical to preserve the condition of your windows to avoid spotting and hard water stains that can lead to much more costly glass restoration, or replacement. We recommend at least once a year for residential service, although many clients prefer semi-annually or quarterly. Storefronts and hotel windows should be done at least monthly. This will depend on factors such as proximity to trees, the ocean, or dirt roads. With frequency, various discounts are applied.

Why should I get my windows cleaned professionally?

Homeowners usually take longer and lack the specialized tools and safety equipment, without the results professional window cleaners provide. For the most part, your time is usually better spent without concerning yourself with window cleaning - and without the risk of injury. Our standard clean includes a wiping of frames and sills, removal of insect webs, nests, and identifying caulking and water damage. Failure to use proper techniques in the removal of paint, caulking etc. can result in permanent damage to the glass.

In wintertime, clean windows allow more light, improving the solar warmth of your home improving your sense of well-being and happiness.

What is post-construction cleanup?

Concrete and stucco residues require acids and rinsing to remove without scratching the glass surfaces. Paints and glues are removed with lubricated glass specific scrapers, razors, white 3M™ scrubber pads, and #0000 steel wool. Goof Off ™ is used to remove sticker residue. Tempered glass poses very high risk of scratching due to its composition and microscopic flaws in its manufacturing. Scrapers will scratch, leaving only manually scrubbing the debris. Protecting the glass with plastic or paper prior to construction is always a good solution for all parties.

Should I get my screens cleaned?

Your screens act as a filter preventing airborne contaminants from entering your home. Depending on the amount of particle buildup, screens should be cleaned 1-2 times per year. Cleaning screens preserves the screen materials life, keeps glass clean and and improves the overall appearance of a home.

Do you work when it's raining?

We work in light rain, the quality of job is not affected by the rain. This is due to the fact that rainwater has very low TDS (total dissolved solids), which is the requirement of the water used in our cleaning process.

What do you use to clean the glass?

Traditional window washing involves dish soap, water a scrubber and squeegee. Water Fed Pole cleaning uses purified water with a jetted brush. The process used is up to the discretion of the cleaner. Contaminants such as paint and sap can be removed with a wide array of razors and scrapers commonly used in the window cleaning industry.

What is water fed pole window cleaning?

This is a process in which our 5 stage filter system (particle, free carbon, reverse osmosis, de-ionization) produces water that has 0-10 TDS (total dissolved solids). This purified water is fed up a lightweight carbon fibre pole (reaches heights of 5 stories) to a specialized window cleaning brush with water jets. Optimal cleaning results from using purified water and no chemicals. Worksafe trends are to ensure the worker is exposed to minimal hazards. Work at heights is one of the leading causes of injury in workplace accidents.

The water fed pole enables the worker to work safely at ground level, the purified water acts as a magnet for dirt and this process is used in place of the traditional scrubber and squeegee.

Do I need to be home?

For first time customers it is preferable that you are home when we do our initial assessment, to discuss services and concerns. Subsequent visits access can be determined prior to arrival.

What can I do prior to the crew's arrival?

We have all of our own supplies and equipment upon arrival. We require a clear path to each window. It is preferred that all sills are cleared of antiques, photos, plants, knick knacks etc.

What is soft washing?

Soft washing is a new technology that uses low-pressure sprayers with custom-tailored chemical solutions suited to the specific surface. This gentle process is the most effective way to clean the exterior of your home by removing bacteria, mold and algae, preventing permanent deterioration and staining of all exterior surfaces. The key to effectively removing bacterial growth with minimal environmental impact is a precise solution mixed specific to the surface.

Why not pressure washing?

It’s important to use the right tools for the job, and the extreme pressures are actually too harsh for roofs, paint and wood, which can lead to a lower life-expectancy for the exterior surfaces of your home. Pressure washing asphalt roofs will easily dislodge the protective particles in your roof tiles and dramatically reduce it’s lifespan. It can actually drive the mold and algae deeper into porous surfaces and crevices, and spread the contamination to other areas of your home. A home's outer envelope is not water tight, and pressure washing can cause penetration beyond the outer membranes, resulting in mold growth within the wall and roof cavities. This is one of reason why pressure washing is frowned on by insurance companies.

Why clean my roof?

A roof rarely reaches its intended lifespan in the moist climate of Vancouver Island. The first stage of deterioration usually begins with an airborne bacteria called Gleocaspa Magma, which stains your roof black and causes it to absorb heat, and this added heat causes the shingles to curl.

  • Asphalt shingles are covered with a top layer of particulate calcium and ceramic which is intended to reflect heat, and this calcium is food for algae, lichens, fungi, mosses, and molds. Once these living contaminants become established they can raise the shingles, causing leaks and preventing the natural flow of water off the roof.
  • Soft washing is recommended by asphalt shingle manufactures as the best way to prevent this deterioration. On terra cotta, tile, or ceramic roofs the surface gradually breaks down as contaminants penetrate the surface, making the tiles prematurely brittle and creating leaks.
  • Even metal roofs are susceptible as the paint and finish wears away, creating leaks as well.

Roof maintenance and cleaning at least every five years is the most essential way to preserve functionality, aesthetics, and lifespan. According to insurance companies, a homeowner’s insurance policy does not cover wear and tear or maintenance issues. It is the owner’s responsibility to look after this, and if the roof fails because an insured did not maintain the roof properly, a claim may not be paid. Not to mention that a well-maintained home can qualify for lower premiums.
